Governing Documents & Architectural Standards
By-Laws

The By-Laws govern how the Homeowners' Association (HOA) operates and contain the information needed to run the HOA. For example, the bylaws cover matters such as:

How often the HOA holds meetings, How the meetings are conducted, The duties of the various offices of the board of directors, How many people are on the board, and Membership voting rights.

Declaration of Covenants, Conditions, and Restrictions

The Declaration of Covenants, Conditions, and Restrictions (also referred to as "The Declaration") is the legal document that lays out the guidelines for the community.

The Declaration is recorded in the Kershaw County Records, and all aspects of this document are legally binding. This means that when you purchase a lot or a home in this community, you automatically become a member of the HOA.

Basically, the Declaration constitutes the rules of our neighborhood. They govern what you can, can't, or must do with respect to your home. For example, the Declaration might require you to keep your garage door closed or prohibit certain types of landscaping. It's also typical for this document to regulate things like: Basketball hoops, Clotheslines, Fences, TV antennas/satellite dishes, and Garbage cans.

Architectural Standard for Fences

This document contains the Architectural Standards for Fences in GreenHill Parish. It contains all of the dimensions and specifications needed to build the Fence, Fence Posts, and Gates.

Pool Rules

GreenHill Parish offers a Pool for use by homeowners. This document lays out the rules of the pool, as well as information on how to properly use the pool for your next family outing.

Architectural Review Application

Do you want to put in a fence, paint your front door and shutters a different color, add a storm door, or add a screened-in porch to your back yard? This is the form for you!

The Board of Directors supports and encourages homeowners making improvements to their property. However, all homeowners are required to submit an Architectural Review Application, and receive written approval in the mail via an Architectural Decision Letter, before making improvements to their property.

Please note that, per the Declaration, construction of anything not approved in writing by the Architectural Review Board is a violation of the rules of the GreenHill Parish Homeowners' Association (HOA), and can subject the homeowner in violation to fines from the HOA, in addition to removal of the unauthorized structure at the HOA's discretion.

The Architectural Review Process is used to ensure that all improvements to properties are done within the HOA's Architectural Guidelines, which protects and enhances property value for everyone.
